What You Should Know About Renting in Toowoomba

If you are new to the region, Toowoomba is known as The Garden City because of its quiet, leafy environments and the annual explosion of natural perfumes courtesy of the Carnival of Flowers. This is a city that is steeped in history and you will find plenty of colonial cottages on the market alongside modern properties. The streets are lined with trees and locals take pride in the gardens and lawns.

The median rental price for a three-bedroom house in Toowoomba is $353 per week while two-bedroom units average $270 per week. The number of people viewing rental properties is less than a third of the state average, which makes it an attractive region for renters. It is also home to quality schools, shopping and parkland, making it perfect for families.

What’s Involved With A Rental Application?

When you have decided on a property that you like, you will be asked to fill out a rental application. This form will ask you for personal details including:

Your rental history: This will include the address and name of the real estate agent and property manager for at least your last two previous rental properties where you have lived.

Rental references: You are allowed to provide written references from your previous property managers, but your lessor or agent will contact these references directly.

Personal references: These references will be asked questions about your ability and history of paying rent and utilities on time, cleanliness, personal relationships with neighbours and agents, etc. This will include signing a privacy consent form and your references should be made aware that their details have been provided.

Proof of employment and/or income: This can include payslips or an income statement from Centrelink (or Department of Veteran Affairs). If you are self-employed, you can provide your last notice of assessment from the ATO.

100 points of identification: Valid forms of identification include a driver’s licence or other Government-issued identification, birth certificate, Medicare card, bank card, bank statements, utility bills in your name, etc.

If you are a first-time renter, we understand you may have anxiety about your application not being accepted. Don’t worry, we understand that everybody was a first-time renter at some point. As long as your application is complete, organised, ticks all of the boxes and is submitted in a timely manner then you will have every chance of securing the rental property you are applying for.

The Queensland Government states that you may decline to provide any or all of this information, but it may impact your ability to secure the rental.
